Can’t afford a reputation management service? We have a simple, easy-to-implement, process that you can use for your property management business today to attract better reviews. The concept is easy to understand; the success is in the execution. You just need to remember these 3 steps: Survey, Ask, and Follow-Up. This grassroots method will ensure that you are generating positive reviews.
Let’s face it, we know how important reviews can be for property managers. A study showed that 88% of people read reviews to determine the quality of a local business (BrightLocal). Let’s get into each step of the process:
Step 1: Survey
Ask the person who handles your main phone line to call your entire client list; which means your owners, tenants and vendors. Once they make the call, ask each person how their experience has been with your property management company. This is a straightforward way to gauge what people think of your business. If you feel comfortable with having that person leaving a public review, you want to move onto the next step.
Step 2: Ask
After thanking the client for the supportive words, ask if they would be willing to leave a review for the business. More often than not, people will say yes. Tell them that you will be sending an email. Make sure when you do send that email that it includes a link (either on your company’s Google or Yelp page) for them to leave their review. We want to make sure that we make the process as easy as possible for them.
Step 3: Follow up
This is the most important part of your process; before you hang up, you will ask if it will be okay that you follow up with them if they haven’t left a review. It’s important that we mention it in the phone call, that way you have already set the expectations on what will be happening, so you don’t seem like a bother.
Sometimes, when you send an email it’s not the best time for that person; a reminder, in perhaps a week from now, may catch someone at a better time. Even if it takes four or five follow up emails, this is a savvy tactic and useful in earning reviews for your business. It requires you to be persistent and organized to flourish.
Following this simple, step-by-step process is the most practical do-it-yourself way to get your stars up and your online ratings high.

That was a good post, Nitu. I like the idea of following up with their permission. Thanks for sharing that!
I just reviewed your survey results regarding PM year end 2015, and what goals/objections are for 2016.. We participated in the surve, my question is how many PM companies were involved. I thought it was excellent.
Thank you Douglas, yes definitely getting permission is the key in this post!
Hi Tom, thank you! The survey was actually conducted by Tenantturner.com. 70 Property Managers (All-NARPM affiliated) participated in it.
