This blog will talk about how to use the Internet to close owner referrals without even having to sell. Owner referrals can be the lifeline of your business. They are a tried and true method of growing your property management company. Whether those referrals come from friends, family, existing customers or anyone else – they are driving business to you.

We want you to be able to look at how you are closing that business, and see whether you are missing opportunities. We also want to make sure this is an easy task for you. There are four things that will help you close these referrals without selling: investment in a good website, regular blogging, review maintenance and an intuitive Call To Action.

Websites that Close

When it comes to your website, everybody wants to talk about SEO. It’s the catchphrase of the moment, and everyone says you must optimize your site with SEO. But you must also remember the user experience. That means creating and maintaining a clear, easy-to-use website. When someone comes to your site, it’s important that they aren’t being distracted by real estate sales and other services. You want them to see you as a property management company that handles rental property investments.

They need to find the information they’re looking for easily. You must answer their frequently asked questions. People will visit your site and want to know about your fees and how you screen tenants and what you will you do for that visitor and their property. Make these answers easy to find so that they don’t have to go to another site to find solutions. You want to establish yourself as the right fit for these clients. That way, when they are done checking you out, they will already know they want to work with you.

Effective Blogging

Make sure you’re blogging regularly. Your content should answer those questions that property owners and investors are searching online. They aren’t just searching for “property managers in Chicagoland”, for example. They are looking for answers to questions and solutions to their problems. So if you can solve those problems with your video blogs or content on your website, you’re bringing them one step closer to wanting to work with you and making it significantly easier for people to find you online.

Getting Good Reviews

It’s also important to stay on top of your reviews. Whether you use Google Local or Yelp or testimonials on your website, you need to find every opportunity to have someone review your business in a positive way. You know these triggers for your business. If you just did something really great for someone, send them an email asking for a review. Capitalize on all your opportunities.

Call To Action

All of these different strategies should drive people towards a very intuitive Call To Action. A Call To Action is something that urges a reader to take an immediate action, like a button that says “First Month’s Management Free,” or “Download My Property Management eBook.” Provide a way for people to contact you, and make it simple. This might be a lead form at the bottom of your website or contact information in a sidebar. Whatever it is, make sure it’s easy and intuitive.

A referral that sends a visitor to your website is one of the best leads because it costs you nothing and the visitor generally comes in already having a positive impression of you and your company. Your website and online presence should do all it can to improve on that initial impression and gently influence the visitor to contact you directly.

With all these techniques, you’ll be sure to stand out when people encounter you online. If you have any questions, we’d love to answer them, so contact us at Fourandhalf.
